1. Prepare and compare

Set a comfortable budget, request your COE, organize documents securely, and compare VA-experienced lenders. Review written estimates with matching assumptions.

2. Choose your agent and property

Interview local agents, review representation terms, and identify homes that fit your budget, occupancy plans, and financing. Agree on a clear search strategy before touring.

3. Make an informed offer

Discuss inspection deadlines, deposits, seller credits, financing contingencies, and appraisal protections. Coordinate the contract with your lender.

4. Complete inspections and underwriting

A home inspection and VA appraisal serve different purposes. Review condition issues and lender requests promptly. Avoid new debt or major financial changes without consulting your lender.

5. Review and close

Review the Closing Disclosure, verify cash needed, and confirm wiring instructions through a trusted phone number. Complete your final walk-through and keep your closing records.
