VA loan eligibility & your Certificate of Eligibility

Know which questions to ask before starting a mortgage application.

Your service is the starting point

Eligibility can extend to veterans, active-duty members, qualifying National Guard and Reserve members, and certain surviving spouses. Requirements depend on service dates, service type, and discharge circumstances. VA makes the determination; use the official service-date guidance rather than a blanket rule.

Request your COE

Request your Certificate of Eligibility online at VA.gov, through your lender, or by the official mail process. Required records vary by service category. A COE shows service-based eligibility; it is not a mortgage approval.

The lender reviews the financial side

Credit history, income, debts, residual income, and occupancy are separate considerations. VA does not set a universal minimum credit score; lenders may have their own requirements. Compare lenders if one says you do not fit their program.
