Using your VA benefit again: entitlement & loan limits

Prior use does not automatically end your benefit.

The benefit can be reused

VA loans are not restricted to first-time buyers. Entitlement may be restored after a qualifying sale and payoff, or through other permitted circumstances. A prior loan still outstanding can leave remaining entitlement. Have a lender evaluate your COE and prior-loan history.

Full entitlement and borrowing

With full entitlement, VA does not impose a county-based loan limit. Lender approval and the property’s value still constrain the loan. No VA loan limit does not mean unlimited borrowing.

Remaining entitlement needs a calculation

When entitlement is already in use, county limits and the amount charged to prior loans can affect the zero-down amount. Do not infer borrowing power from the basic entitlement number alone. Ask your lender to document the calculation for the actual county.
