VA properties, occupancy & the appraisal

Buy a home that fits the program and your real-world plans.

By Veteran Home Loan editorial team · Reviewed October 3, 2026 · Educational guidance

A home for your own occupancy

VA purchase loans are intended for an eligible borrower’s residence, not a vacation-home or pure investment purchase. Ask your lender how occupancy requirements apply to deployment, a PCS move, or a spouse’s occupancy.

Different property types need different checks

Single-family homes, qualifying condos, some manufactured homes, and eligible multi-unit properties may be possible. Approval and lender availability vary. Ask about property type before making an offer rather than assuming every listing will work.

An appraisal is not an inspection

The VA appraisal reviews value and minimum property requirements. Hire an independent home inspector for a broader condition assessment. Understand required repairs, deadlines, and your contract options before you proceed.

Check the official guidance

Program rules can change. Confirm your circumstances with VA and your lender.
