IRRRL: refinance an existing VA-backed loan

An Interest Rate Reduction Refinance Loan can refinance an existing VA-backed mortgage. Discuss benefit requirements, costs, eligibility, and the time needed to recover transaction expenses. A lower payment alone does not explain the total cost.

Cash-out refinancing

A VA-backed cash-out refinance can replace an existing mortgage and may allow access to equity. It involves underwriting and different costs from an IRRRL. Consider the risk of converting shorter-term debt into debt secured by your home.

Specialized help

Eligible Native American veterans and spouses may explore the Native American Direct Loan program for qualifying federal trust land. If you are struggling with an existing loan, use VA’s official payment-difficulty resources early rather than waiting for foreclosure notices.
